“It has been an outstanding effort from all the team, through development, planning and construction to significantly increase the number of high-quality care beds delivered to try and meet the increasing demands of the elderly care market. The strength of our pipeline ensures we can continue to work with operators to meet this growing demand over the coming years.”

In the older people’s housing sector, McCarthy Stone came out on top for the second year running, with 42 applications encompassing 2,198 units either granted or validated during 2021. Churchill Retirement Living took second spot (35 new-build applications), with Inspired Villages third (8 new-build applications).

The top 20 Market Movers in this sector significantly increased their development ambitions during 2021, with a 33% increase in application volumes.

John Tonkiss, chief executive at top Market Mover McCarthy Stone, commented on their growth plans for the future:

“We are seeing exceptionally strong demand among older consumers for our products and services, and with the positive way, our industry responded to Covid-19 we are really confident about the future. We are looking to invest in at least 60 new sites each year and growing again quickly. Retirement communities bring life back to high streets, help older people feel happier, healthier and more independent, and also unlock the wider housing market to help first time buyers. We look forward to continuing to make a positive difference to society and the lives of even more older people in future.”

Carterwood managing director Tom Hartley praised the teams that are driving the growth of these crucial sectors through increased development:

“We often don’t appreciate just how challenging it can be to acquire and get planning permission for just one multi-million-pound scheme. Land acquisition and planning are very complex processes that require a lot of skill from experienced teams to successfully navigate. Some of our Market Movers are delivering more than five consented schemes consistently each year and I am immensely proud to work with many of these organisations – each of whom are driving the growth of the elderly care home and retirement living sectors to meet the current and future demands of our elderly communities.”
